Renters - Why Choose Our Service?
Aside from having a wide array of houses to choose from in a variety of neighborhoods, we take the time to educate you on the areas, give you directions to and from the locations. Plus, we'll actually have someone meet you at the homes to show you around. When it's time to sign the lease, we'll also make sure you're aware of all of the details. Finally, at the time of move-in, we'll arrange to have someone provide you with the keys and conduct a thorough walk-thru survey so that you have a record of what the house did and did not include.

Owners - Why Choose Our Service?
As an owner, we know that you're concerned about getting a tenant quickly...but, that you also want a good, qualified tenant who will pay rent on time and take care of your property.
We take great pride in delivering an outstanding service to all owners, and we specialize in out-of-state investors, who need that additional help showing the house, collecting and sending you the lease and other tasks that would normally be difficult to handle from a distance.
Summary of Services:
- Create standout online ads by leveraging our combined 27 years of marketing experience.
- Post ad to key rental inquiry sites within one day of receiving the keys and data sheet.
- Research potential tenants.
- Provide:
- Potential tenant(s) with application.
- Owner with copy of credit score, copy of driver's license, social security card and pay stub - only to verify. Please note, however, that we can only disclose the credit score to the owner; not the entire credit report. These documents are destroyed after verification.
- Lease agreement to potential tenant, given approval and information by owner and tenant.
- After the lease agreement is prepared, we also:
- Submit lease agreement to both owner and tenant for signature.
- Meet with tenant at the property and provide 2 keys, garage door openers and any additional information requested by owner.
- Obtain cashier's check from tenant and send it to owner, along with final copy of lease, signed by both owner and tenant.
- Conduct a thorough walk-thru survey with the tenant to make sure the condition and amenities of the home are verified.
What's the Cost?
We charge a flat fee of 75% of the first month's rent, payable upon receipt of the signed lease and cashier's check from tenant. We only collect our advertising results in your securing a tenant; you pay $0 if we don't.

- Property Data Form
- Rental Referral Agreement
#3 - We'll also need to arrange to get the following:
- 2 sets of keys, garage door opener, mailbox key for showings + tenant move-in.
- Pictures - we'll take them for you or you can provide any.
